66 Apartments Proposed at Melrose and La Brea

In October, an entity affiliated real estate developer Markwood Enterprises submitted an application to the City of Los Angeles to construct a new apartment complex at the southwest corner of Melrose and La Brea Avenues.  The property, which currently functions as a surface parking lot, is slated for the construction of a four-story building featuring 66 studio and one-bedroom apartments above a 33-car subterranean garage.

Proposed entitlements include Transit Oriented Communities incentives, permitting a height increase and a reduced side yard setback, in exchange for setting aside six apartments as deed-restricted affordable housing.

Inglewood-based architecture firm Aero Collective is designing the project, which is called Seven1Hundred for its address at 7100 Melrose Avenue.  Elevation plans depict a contemporary low-rise structure, clad in red and green plaster, with street-fronting live/work units and a rooftop amenity deck.
