Markwood Enterprises Announces Santa Monica & Barrington Development in West L.A.

45,000-square-foot residential-retail complex receives entitlements; first project of its kind with fully automated parking system

LOS ANGELES, CA, August XX, 2017 – Beverly Hills-based developer Markwood Enterprises today announced the details of its 45,420-square-foot mixed-use project, located at 11701 Santa Monica Boulevard, following the recent completion of the project’s entitlements. The development is currently in construction document phase.

Situated along a vibrant and revitalized stretch of West L.A. on the corner of West Santa Monica Boulevard and South Barrington Avenue, the site will house a five-story residential and retail development, including an amenity rooftop garden space and 53 rental units. Five of these units will be for very low-income households. The building will also offer six live-work townhomes and 1,500 square feet of ground-floor commercial space. R&A Architecture + Design is the architect of the project.

“While enhancing pedestrian access and open public space, our development at Santa Monica and Barrington will embrace its surroundings and help create a vibrant built-environment while also implementing the latest in technology through its fully-automated parking garage,” said Simon M. Aftalion, Development Director at Markwood. “We’ve designed each unit to maximize privacy and individuality while maintaining an open connection to the streetscape, demonstrable of a sustainable, high-density urban living space respectful of its surroundings.”

“Our team worked closely with the neighborhood to ensure we are creating both a sense of community and igniting the streetscape through the building’s retail component, live-work units and amenity-rich lobby space,” Aftalion said.

The development’s design features abundant outdoor space and a variety of first-class amenities, including:

  • A 3,047-square-foot rooftop deck with panoramic views of the Westside;
  • A 1,253-square-foot common outdoor terrace;
  • A 1,000-square-foot amenity room on the ground floor; and
  • An interior courtyard providing views of the Santa Monica Mountains

The facility will also feature a fully-automated subterranean parking garage with 82 parking spaces and 60 bicycle spaces, and seven temporary bicycle spaces at street level. It is the first project of its kind to have a fully automated parking system championed by the West Los Angeles Sawtelle Neighborhood Council (Council District 11). The innovative system consists of fully automated, ADA-accessible, electric vehicle-ready parking.

The project was named an Award of Merit winner in the 2017 Gold Nugget Awards. Drawing entries throughout the United States and internationally, the Award of Merit honors architectural design and planning excellence.

Located at 11701 Santa Monica Boulevard, Markwood’s new development will be conveniently situated at the crossroads of L.A.’s most dynamic neighborhoods: Santa Monica, Sawtelle, and Brentwood.
